OUR DESIGN-BUILD PROCESS

4 CONSTRUCTION

  1. Sign Construction Contract, receive uncollected fees and deposits, complete project scheduling.   

  2. Conduct Pre-construction Conference

  3. Jobsite set up: surface protection, dust control, safety elements, assemble tools and materials as required.

  4. Begin project

  5. Work through day-to-day job site needs

  6. Weekly meeting with Design/Office representative and Lead Contractor or Project Manager.

  7. Job Close out, review, Final Payment

1 INITIAL CLIENT MEETING (No Charge)

  1. Discuss process, company capabilities and approach

  2. Define primary ideal job scope

  3. Discuss your budget and Finance Options 

  4. ​Provide a budgetary range expectation to. 

 

2 PRE-DESIGN & FEASIBILITY STUDY

     Starting $2,500 (Typical Single-family home project for two rooms or outdoor project)

  1. Gather information on needs from homeowner, Sponsor, Developer 

  2. Measure and document existing home

  3. Code and zoning research

  4. Explore options for Design solutions

  5. Present design solutions

  6. Design and 3D concept drawing (when Engineering or Architectural services are not required) (photo realistic extra cost)

  7. prepare preliminary Scope of work and if financing is desired w will begin processing financing based on the previous determined budget range.

3 DESIGN AND PRE-CONSTRUCTION SERVICES

 (5% of total investment estimate from feasibility Study Included in final construction cost).

  1. If substantial improvements are considered and/or structural changes are required, then before final estimates can be provided, we will have to enlist the services of a licensed Architect and Structural engineer. (Cost for these services vary by scope of work and determined by the professional performing the service) We will provide recommendations or hire as needed.

  2. Materials and product selections and specification process

  3. Preparation of construction drawings for permitting as required (Does not include cost of permits and services may be performed by licensed Architect or Engineer at an additional cost),

  4. Administration and review of the contractor and sub-contract estimates

  5. Review project with trade and vendor partners for pricing quotes on all aspects of the project including “Menu” items

  6. Consult with any outside consultants required, such as Architect or design specialist, surveyor, structural engineering etc.

  7. Present final fixed price Construction Proposal and detailed scope of work and materials list.

  8. Receive agreed deposits, apply for building permit, order materials requiring longer lead times,
